- 3.26 acres of land ready for your plans - Buyer to confirm with the county & city zoning departments as well as community HOA but as we reached out to them as part of our research, we do believe that this lot will be best for a traditional single family home or modular build with design review/approval. The community is part of an HOA with restrictive covenants. We do NOT believe that this lot would be approved for mobile home, RV, or tiny home use cases (common question amongst our buyers).
- Highlights of Whispering Oaks HOA Restrictive Covenants (available in the county Register of Deeds; email us if you would like a full copy sent to you):
- Minimum of 1,300 heated square feet for dwelling
- Residential use only; rentals are okay but must rent for at least one year (no short-term rentals permitted)
- Once construction begins, the exterior shall be completed within one year
- No farm animals
- No off road recreational vehicle use
- $1,000 one-time impact fee to be paid once dwelling construction begins
