    · Sewer Available? Septic would need installed by the purchaser.  We did recently complete septic suitability testing and the tests came back favorably and the soil is suitable for a conventional septic system.  We're happy to provide the test results to our purchaser.

    · Flood zone? Not in a flood zone per online searches

    · Restrictions? No county restrictions per our outreach.  There are historical deeded covenants that we're happy to provide you a copy of.  While we are unsure if these are even enforced nowadays as they are from 1993, they do explicitly allow for mobile homes (doublewide on foundation that are no older than 5 years old at time of placement).

    From the deeded covenants - 

    • Land use and building type: No lot shall be used except for residential purposes.  The sale of any alcoholic beverage is prohibited.  The word "building" as used herein shall mean house, mobile home, or double-wide.  No building shall be erected, altered, placed or permitted to remain on any lot other than a detached home, or mobile home, which mobile home is defined as detached single-family dwelling unit designed for long term occupancy and containing sleeping accommodations, a flush toilet, a tub or shower bath, and kitchen facilities, with plumbing and electrical connections provided for attachment to outside systems; and designed to be transported after fabrication on its own wheels, or on a flat bed, or other trailer or detachable wheels ; and may or may not include major appliances and furniture.  Any mobile home located on an individual lot, parcel or tract shall be placed on a foundation.  Manufactured houses placed on property shall not be more than five (5) years old at time of placement.  All "buildings" shall be kept in a reasonable good state of repairs, and no "junk buildings" shall be permitted on this land.
