- Our initial research indicates that electricity is available at the road. There are a couple old electrical panels on the property too that an electrician may be able to work with.
- Our initial outreach to the city indicates that public water and sewer are not available.
- Private septic sewer system already present on the parcel - septic system was professionally inspected, flushed, and jetted February 2023 and was determined to be in good working order - we'll provide the buyer with service invoice for their records.
- Private water well already present on the parcel - there is an old steel casing well on the property that could be cleaned out and tested for clean water suitability. The initial estimate is that it could be about $1,000 to get that level of effort accomplished. That said, it is an old well and may not be suitable for household purposes. Buyer would need to assess if it makes sense to pursue this level of repair/service vs another water source approach (new well, water catchment system, etc.) depending on what they want to do with the property (household vs hobby farm, etc.).
- There was an old barn on the property (see image of zoomed in 2009 survey in photos for location) and an old fish house on the property at some point. Both structures are gone but you can see remnants of their foundations. Part of the parcel is in a natural state with water running through it. Given the flood zone (partially located in AE or 1% flood zone and partially located in 0.2% flood zone) especially by the natural area, our thoughts are that the old barn site would be best suited for your RV, tiny house, mobile home, etc. plans.
